About the Instructor:

VA will have two presenters for their 4-hour morning seminar - an underwriter and an individual from their appraisal team.

Topics covered include the following:

  • Financing Options
  • Income and Credit Requirements
  • The Appraisal Process
  • Appraiser Requirements

  • Procedures for Handling Value Disputes

Doug Potts will explore the ever-changing residential appraisal marketplace and pose the question: Is the era of the traditional residential appraisal at an end?  Will evaluations, hybrid appraisals and AVMs dominate the future and permanently constrain the residential appraisal profession as we know it? 

Course participants will gain enhanced understanding of:

  • How did we get to now?  A brief history of the history of residential lending.
  • A primer on real estate’s function in real estate lending in the nation’s banks
  • An understanding of requirements for appraisals and alternatives contained in FIRREA and guidance, including the Interagency Appraisal and Guidance and subsequent issuances.
  • The current regulatory environment for residential appraisals -- both those held by banks in portfolio, and those sold on the secondary mortgage market.
  • The “appraisal trifecta” in state regulation, and where regulations are evolving.
  • The Appraisal Foundation and the Evaluation White Paper
  • Appraisals, Evaluations & AVMs – divergences of expectation & reliability
  • A summary of the evolution and encroachment of evaluations and AVMs in the valuation marketplace, due to both regulatory and technological change.
  • A summary of other alternative products and valuations, and discussion of potential opportunities for appraisers.
